    案浦不動産ニュースでは、今回も大忙しの2週間となりました！スーザンはHAR Strategic Leadership Conferenceのため3日間ガルベストンへ出張し、戻ってからはすぐに物件案内で大忙し。リピーターのお客様MarybethとKenは、より広く、水辺の暮らしを楽しめるお家を探しており、一緒にBayou Vista、Omega Bay、そして現在お住まいのGrand Cay Harbourでも物件を見て回りました。現在は、湾を一望できる素晴らしい景色のお家を検討中です。一方、ChuckとEsther、ご成約おめでとうございます！私たちの大切なお客様Hiroko Kobayashiの義理のお姉様ご夫妻が、金曜日にFirethorne Westのお家を無事にクロージングされました。売主様がとても丁寧に管理されていたお家で、暖炉から階段の手すりまでさまざまなアップグレードが施されていました。さらにスーザンの交渉により、インターネットやYouTubeも楽しめる最新型冷蔵庫、エアホッケー台、フーズボールテーブル、そしてプロジェクター、スクリーン、リクライニング式シアターソファまで揃ったホームシアターなど、たくさんの設備も含めていただくことができました！明日はOrchard Mountainのクロージングを予定しており、同じ日にプロの写真が完成次第、Parkerご夫妻が現在お住まいの運河沿いのお家も売り出す予定です。賃貸では、真理子がClear LakeでJAXAのお客様のご契約を無事に完了し、MemorialではリピーターのInpexのお客様のご契約も完了しました。スーザンは、MD Andersonで勤務予定の新しい日本人医師、そして日本総領事館に新しく赴任される職員の方のお住まい探しをサポート中です。攻とスーザンはそれぞれKurarayの駐在員の方々を担当し、お一人はより広いお家へのお引越し、もう一組は初めてヒューストンへ赴任されるご家族のお住まい探しをお手伝いしています。今後も新たにヒューストンへいらっしゃるお客様が数組控えています！また、Olive Greenの売出物件は新しい屋根を設置するため一旦マーケットから取り下げていますが、Riverviewの物件は引き続き販売中で、先日価格を改定しました。Westchase周辺でお家をお探しの方をご存じでしたら、ぜひこちらの物件もチェックしてみてください: www.har.com/85297820。いつも案浦不動産を信頼し、大切な不動産のお手伝いをお任せいただいている皆様、本当にありがとうございます！

    In Annoura Realty news, things were extremely busy. Susan spent three days in Galveston for her HAR Strategic Leadership Conference, then returned into a whirlwind of showings. Repeat clients Marybeth and Ken are on the hunt for a home with more room and they love being on the water. So, together we checked out homes in Bayou Vista, Omega Bay, and right back to their own street in Grand Cay Harbour. Right now we are considering a home with a spectacular view of the bay. Meanwhile, Chuck and Esther, congratulations to you! The sister in law of our beloved Hiroko Kobayashi closed on their Firethorne West home on Friday. The seller took immaculate care of the home and it was updated with lots of bells and whistles from the fireplace to the stair rails. Susan negotiated lots of extras including a state of the art refrigerator with internet and Youtube, an air hockey table, foosball table, and home theater with projection, screen, and reclining theater sofa seats! Coming up tomorrow we are slated to close on Orchard Mountain, and on the same day, we plan to bring to market the Parkers current canal front home as soon as professional pictures come back. On the leasing side of things, Mariko wrapped up our JAXA client’s lease in Clear Lake as well as a repeat Inpex client in Memorial. Susan is working with a new Japanese doctor who will work at MD Anderson as well as a new admin for the Japanese Consulate. Koh and Susan both worked with Kuraray expats, one sizing up to a bigger home, and one new family coming for the first time. On the horizon, we have several new folks headed our way and while our Olive Green listing was withdrawn from the market to get a new roof put on, our Riverview listing is still available and just reduced in price.   • この秋楽しめるHoustonのおすすめイベント5選

    この秋のHoustonはイベントが盛りだくさん！日本が恋しくなった時に楽しめるイベントから、Houstonならではの新しい体験まで、これから数ヶ月の間に開催されるおすすめイベントを5つご紹介します。

    まずは9月26日・27日にNRG Centerで開催されるTokyo X Festival。実はHouston最大規模の日本文化イベントで、600以上のベンダーが集まり、ラーメンコンテストやコスプレなども楽しめます。日本文化が好きな人たちとの交流を楽しみながら、少し日本を身近に感じられるイベントです。

    続いて、9月19日から11月8日までDiscovery Greenで開催されるHouston Pumpkin Festival。巨大なパンプキンのディスプレイや約30フィートのスライダー、メリーゴーランドなどが登場し、アメリカならではの秋の雰囲気を楽しめます。お子様連れはもちろん、Texasの「パンプキンシーズン」を体験してみたい方にもおすすめです。

    アートがお好きな方には、10月9日から11日までMemorial Parkで開催されるBayou City Art Festivalがおすすめ。さまざまな地域からアーティストが集まり、作品の展示・販売が行われるほか、実際に作品を制作しているアーティストと直接お話しできるのも魅力です。

    少し変わった体験をしてみたい方は、10月から始まるTexas Renaissance Festivalへ！特に10月16日から18日は大きなイベントが予定されています。全米最大規模のルネサンスをテーマにしたパークで、中世の衣装を着た人々や騎士の馬上槍試合、音楽、フードなど、まるで別世界に入り込んだような雰囲気を楽しめます。最初は少し不思議に感じるかもしれませんが、一度は体験してみたい、とても「Texasらしい」イベントです！

    そして飛行機がお好きな方は、10月30日から11月1日に開催されるWings Over Houston Airshowをお見逃しなく！米空軍のThunderbirdsやNASAの航空機などが上空を飛行し、ご家族みんなで楽しめる迫力満点の航空ショーです。ぜひClear LakeのEllington Fieldまで足を運んでみてください！どのイベントを選んでも、秋はHoustonの魅力を外に出て楽しむのにぴったりの季節です！

    Houston has a lot going on this fall, and there’s something for everyone! If you’re missing home or want to explore your new city, check out these five events happening over the next couple of months.

    First up is the Tokyo X Festival on September 26-27 at NRG Center. This is actually the biggest Japanese festival in Houston, with over 600 vendors, ramen competitions, and cosplay. It’s a great way to feel a little closer to home while meeting other people who love Japanese culture.

    Next, from September 19 through November 8, Discovery Green turns into the Houston Pumpkin Festival. This is a very American fall tradition… think giant pumpkin displays, a 30-foot slide, and a carousel. It’s a fun, easy outing if you have kids or just want to see what “pumpkin season” is all about in Texas.

    If you like art, the Bayou City Art Festival takes over Memorial Park on October 9-11. Artists from all over set up booths to show and sell their work, and you can walk around and even chat with the artists making it.

    For something totally different, the Texas Renaissance Festival opens up in October (with a big weekend October 16-18). It’s the largest Renaissance-themed park in the country, where people dress in medieval costumes, and there’s jousting, music, and food. It might sound strange at first, but it’s a fun and very “Texas” experience worth seeing at least once.

    Finally, if you like planes, don’t miss the Wings Over Houston Airshow on October 30-November 1. The U.S. Air Force Thunderbirds and NASA aircraft will be flying overhead, and it’s a really exciting show for the whole family. Come to Clear Lake/Ellington Field to check it out!

    Whichever event you choose, fall is a great time to get out and enjoy everything Houston has to offer!

    In Annoura Realty news, rentals are strong and sales are still challenging. The real estate market has picked up in Houston, but the interest rates seem to keep creeping up due to the oil price shock and stubborn core inflation. That being said, our expat relocation business is still extremely strong as newcomers contact us almost every single day. On the hozizon, we have several Kaneka expats, several researchers coming for their post doc in the Medical Center, and new comers from Inpex, Idemitsu, and Kuraray. Last week we closed out leases for our newest JAXA family as well as a newcomer from Mitsui. One of our CEOs in the Bay Area changed from an apartment to a room at the Endeavour, Clear Lake’s only highrise condo. On the sale front, we have our Orchard Mountain listing in line to close in a couple of weeks as well as a home purchase in Firethorne West. We are working on a referral looking to buy in Pearland, just waiting for the right house to come along.     案浦ファミリーの近況ですが、ここ数週間は家族みんながあちこちを飛び回っていました。まず、丈が少なくとも当面の間、日本へ完全に引っ越しました！新しいアパート探しを手伝うため、スーザンと攻も一緒に日本へ行きました。当初は中目黒を中心に探していましたが、不動産業の友人を通じて、最終的に麻布十番のコンドミニアムに決まりました。攻は、周辺に小さなお店やレストラン、ベーカリーなどがたくさんある街の雰囲気をとても気に入っていました。また、丈のオフィスがある六本木までもわずか1駅という便利な立地です。ただ一つ問題なのは、アパートへの入居が9月25日までできないこと！そのため現在はスカイツリー近くの友人宅に滞在しています。今のところ通勤に1時間ほどかかりますが、それも一時的なものです。そして今回、日本滞在中に大変お世話になった案浦不動産のお客様にも心より感謝いたします。日暮里のお家に滞在させてくださった清水さん、新宿の高層マンションに泊めてくださった拓也さん、そしてKodai、Kazuki x 2、Yoshiki、現在丈をコンドミニアムに泊めてくださり、本当にありがとうございます！スーザン、攻、丈はそれぞれ違うタイミングで、攻のご両親に会うため福岡にも行きました。そして嬉しいご報告ですが、90歳になる攻のお父様は無事に自宅へ戻り、テレビを見たり、時々ビールを楽しんだり、週3回デイサービスへ通ったりしながら元気に過ごしています。この記事を書いている現在、スーザンと攻は次男の泰に会うためアナポリスを訪れています。米国海軍兵学校のParents Weekendに参加しており、泰が普段どのような生活をしているのか実際に見ることができ、とても楽しい時間を過ごしています。詳しくは別の記事でご紹介していますので、ぜひそちらもご覧ください！

    In Annoura Family news, the members of our family have been all over the place this past few weeks. First of all, Joe has moved permanently to Japan, at least for the foreseeable future! Susan and Koh both went to Japan with him to help him find his new apartment. We had been targeting Nakameguro but ended up through a realtor friend, taking a condo in Azabu Juban. Koh loved the atmosphere of the area, with little shops, restaurants, and bakeries all around. It is also only one stop away from Roppongi, which is where Joe’s office is located. The only problem is, his apartment won’t be ready until Sept 25, so he is now staying with friends near the SkyTree! It’s a one hour commute for now, but just temporarily. Many thanks to our Annoura Realty clients Shimizu san for letting us stay at one of his houses in Nippori, Takuya san for letting me stay at his highrise in Shinjuku, Kodai/ Kazuki x 2, Yoshiki for letting Joe stay at your condo for now. Susan, Koh, and Joe all went to Fukuoka to visit with Koh’s parents at different times, and we are so happy to report that Koh’s 90 year old dad is back home watching TV, drinking the occasional beer, and going to adult daycare 3 times a week. At the time of this writing, Susan and Koh are in Annapolis visiting son #2, Ty. It’s Parents Weekend at the U.S. Naval Academy and we are really enjoying getting to see how Ty lives.     Texas REALTORS®はテキサス州の不動産協会で、毎年「Shaping Texas」と呼ばれる年次カンファレンスを開催しています。今年は8月27日から30日までサンアントニオで開催されました。Regional Vice Presidentを務めるスーザンは、30日に行われたBoard of Directors Meetingをはじめとする各種会議に間に合うよう、世界を飛び回って戻ってきました！今回の会議では、州協会のガバナンス体制改革案について、活発で有意義な議論が交わされました。また、次期Chairman of the Boardに就任するTony Lloydを迎える素晴らしいInstallation Galaも開催されました。Texas REALTORS®の皆様、そして州内146,000人の会員のために、このような素晴らしいクラス、会議、イベントの数々を企画・開催してくださり、本当にありがとうございました！

    Texas Realtors is our state’s real estate association and every year, they have an annual conference called Shaping Texas. This year, the conference was August 27-30 in San Antonio. Serving as a Regional Vice President, Susan flew around the world to get back in time for various meetings, including the Board of Directors meeting on the 30th. There was much healthy discussion regarding a proposal to reform the governance structure of the state’s association. There was also a beautiful installation gala to welcome Tony Lloyd as our incoming Chairman of the Board. Kudos to Texas Realtors and thank you for putting on such an incredible program of classes, meetings, and events for your 146,000 members statewide!
